Notice of Property Available: For General Aviation Use

The Metropolitan Nashville Airport Authority (“MNAA”) announces that effective December 10, 2012 the following parcels (individually, a “Parcel”) located at Nashville International Airport (BNA) or John C. Tune Airport (JWN) are available for ground lease from the MNAA for the development of aviation related operations:

1. BNA Taxiway November Parcel located south of Taxiway November and east of BNA Hangar 14 and consisting of approximately eleven and one-half (11.5) acres of improved land. This site is viewed by MNAA as having potential for the development of a full service Fixed-Base-Operation or a Maintenance, Repair & Overhaul Facility as defined by the Airport’s Minimum Standards for Operators of Aeronautical Activities. 2. BNA Runway 2C Parcel located east of the approach end of Runway 2C and consisting of approximately thirty-two (32) acres of unimproved land. This Parcel is available for development and subdivision into smaller tracts subject to MNAA’s approval of the proposed configuration and use of any such subdivision. 3. BNA Runway 2L, Site 3, located west of the approach end of Airport Runway 2 Left and consisting of approximately three (3) acres of improved property and eighty-five one-hundredths (.85) of an acre of unimproved property. This site has a 4,800 square foot one-story concrete block structure and two 500 square foot prefabricated equipment shelters which must be removed, and the site requires taxiway access, all of which must be accomplished at the expense of the developer. 4. BNA Runway 13, Parcel A, located south of the approach end of Airport Runway 13 and consisting of approximately ten (10) acres of unimproved land. This site was previously filled by MNAA and may require earthwork in order to make the site suitable for development. Additionally, the site requires taxiway access to the airfield and provision will need to be made by a developer such that should Taxiway Kilo ultimately be extended to the full length of Runway 13, the tenant will still have access to the airfield. 5. BNA Runway 13, Parcel B, located north of the approach end of Airport Runway 13 and consisting of approximately forty-eight (48) acres of unimproved land. This Parcel requires roadway access from Knights of Columbus Boulevard and taxiway access to the airfield which must be accomplished at the expense of the developer. This Parcel is available for development in smaller tracts subject to MNAA’s approval of the proposed configuration and use of any such smaller tract. 6. JWN Parcel A, located west of Tune Airport Drive and south of Airport Access Gate T-6, and consisting of approximately four and one-half (4.5) acres of improved land. This parcel is available for development to accommodate aeronautical activities defined by the Airport’s Minimum Standards for Operators of Aeronautical Activities as Specialized Aeronautical Service Operators. This Parcel is available for development in smaller tracts, subject to MNAA’s approval of the proposed configuration and use of such smaller tract.
 
7. JWN Parcel B, located east of the approach end of Runway 2 and south of Airport Taxiway R-1, and consisting of approximately six and one-half (6.5) acres of unimproved land. This site is available for development to accommodate aeronautical activities defined by the Airport’s Minimum Standards for Operators of Aeronautical Activities as a full-service Fixed-Based Operator or a Specialized Aeronautical Service Operator. This Parcel is available for development in smaller tracts, subject to MNAA’s approval of the proposed configuration and use of such smaller tract.
 
8. JWN Parcel C, located west of Tune Airport Drive between Airport Building Numbers 4230 and 4250, and consisting of approximately 7,820 square feet of paved apron area. This site is available to accommodate construction of a corporate aircraft storage hangar

JWN Minimum Standards
 
Any party interested (an “Interested Party”) in the lease of a Parcel of land from the MNAA should contact Al McDill, Manager MNAA Properties, Metropolitan Nashville Airport Authority, One Terminal Drive, Suite 501, Nashville, TN 37214, al_mcdill@nashintl.com, for more information concerning the development process of Airport property. The proposed use of a Parcel and the terms and conditions of a ground lease with MNAA are subject to various legal and operational requirements applicable to the airport and must be acceptable to the MNAA in its sole discretion..
The tenant under a ground lease with MNAA shall accept the premises leased thereunder on an “as is” basis and will be responsible, at its sole cost, for completion of all improvements necessary to make such premises suitable for such tenant’s use, subject to the approval of the MNAA. Until the execution of a binding agreement between MNAA and a proposed tenant of any Parcel, the MNAA reserves the right to use each Parcel, and to conduct such activities thereon, as MNAA determines in its sole discretion to be necessary or desirable.
 
A general aviation and general aviation-related use at the Airport must comply with the following, as in effect from time to time: the MNAA’s Aeronautical Service Operator Minimum Standards (the “Minimum Standards”), the terms of a ground lease between the tenant and the MNAA, the rules and regulations of the MNAA (including, without limitation, the safety and security requirements of the Airport), and the requirements or applicable laws and regulations of other governmental authorities. Tune Airport by clicking on www.flynashville.com/Business Opportunities/JWN Minimum Standards. The Minimum Standards are subject to change from time to time.

Until the execution of a binding agreement between the MNAA and a proposed tenant of a Parcel, MNAA reserves the right to negotiate and enter into a binding agreement with other parties with respect to any such Parcel. The submission of an expression of interest, completed forms or other documentation by any Interested Party with respect to a Parcel shall not, under any circumstances, create or establish any contractual or other relationship or obligation on the part of the MNAA. The MNAA shall be bound only by the terms of any documents or agreements executed by the MNAA.

Materials submitted by an Interested Party will be considered public records under the Tennessee Public Records Act, Tenn. Code Ann. §§ 10-7-101, et seq., and, therefore, such materials may be subject to inspection and copying upon request. The MNAA cannot guarantee the confidentiality of any proprietary or otherwise sensitive information submitted by any Interested Parties.

The MNAA desires to promote, encourage and stimulate the participation of local Small, Minority and Women-Owned Business Enterprises (“SMWBEs”) so as to provide maximum opportunities for participation in contracts, programs and all related business activities of the MNAA. A proposed use of a Parcel may provide opportunities for participation by SMWBEs, and the MNAA may request from a proposed tenant evidence of good faith efforts to obtain participation by SMWBEs.
